The community of leaseholders in Crescent Dale formed a 'Right to Manage' Company in 2009 called the Crescent Dale RTM Company Ltd. All leaseholders are entitled to be a member of the RTM Company. Members meet in open session at least four times annually plus an AGM.
At the Open Meetings members are fully briefed on the finances and the maintenance work.
In June 2012 fairfacility ltd was appointed as 'managing agent'. Since appointment fairfacility ltd has undertaken an extensive refurbishment of all the communal areas and facilities. This has been achieved whilst increasing the financial reserve, reducing the Service Charge and expanding the range of services to residents.
The Service Charge per flat is highly competitive with other age-restricted facilities in the area and varies with the size of the flat in accordance with an allocation scale set out in the Trust Deed. Crescent Dale maintains adequate financial provision for cyclical maintenance and refurbishment of the building and equipment.
During work days (less holidays) there are staff on site from 08.00 a.m. to 5.00 p.m. to deal with facility maintenance and site administration. Crescent Dale does not offer any care support to residents and the capacity for independent living is a condition of residency. Prospective purchasers of flats will need to obtain a signed letter from their GP confirming their capacity for independent living and mobility.
